JOB SUMMARY
The purpose of this position is to lead all aspects of the facility
maintenance management and safety programs for a facility or
assigned region and lead performance metrics in accordance with
account Key Performance Indicators. Handle the performance of
subordinate managers and technicians in the areas of operations and
maintenance of mechanical, electrical, plumbing, and other facility
equipment and systems.
Essential duties and responsibilities
Manages account programs for a region aimed to ensure safety and
compliance with national, state and local codes and laws. Examples
include fire and life safety, environmental, or industry/client
specific third-party compliance standards such as JCAHO, ISO 14001,
cGMP, etc.
Assists in the development of operational service delivery
solutions to include documented playbooks, account operations plan,
etc. Monitors effectiveness of maintenance efforts for facilities
within a region as assigned, ensuring work is completed in
accordance with account Key Performance Indicators.
Assists with new/existing regional outsource provider service
contracts and ongoing administration of the Request For Proposal
process to ensure the best pricing and service level
performance.
Responsible for client account inspections for a regional area: a
campus or multiple facilities. Documents inspection report results
and rectifies any issues, concerns, etc. with client.
Administers and runs client account energy management initiatives
for a region: a campus or multiple facilities, including ongoing
evaluation of utility consumption rate structures, implementation
of cost reduction programs, and assimilation of data for inclusion
in benchmarking database.
Oversees account regional site operations and new projects.
Identifies capital improvement projects and conducts cost analysis
utilization in preparation of capital budgets. Travels to regional
location(s) for projects management concerns.
Other duties as assigned.
Supervisory responsibilities
Provides formal supervision to individual employees within single
functional or operational area. Approves subordinate's
recommendations for staff recruitment, selection, promotion,
advancement, corrective action and termination. Effectively
recommends same for direct reports to next level management for
review and approval. Plans and monitors appropriate staffing levels
and utilization of labor, including overtime. Prepares and delivers
performance appraisal for staff. Mentors and coaches team members
to further develop competencies. Models behaviors that are
consistent with the company's values.
QUALIFICATIONS

EDUCATION and EXPERIENCE
High School diploma or GED (General Education Degree) required.
Bachelor's degree preferred. Min of 6 years Engineering and/or
Maintenance Management related experience/training. Prior
Supervisory Management experience preferred.
CERTIFICATES and/or LICENSES
CPE (Certified Plant Engineer), CPMM (Certified Maintenance
Manager), OSHA 501 training, etc. Either of the preferred.
Interpersonal skills
Ability to comprehend, analyze, and interpret the most complex
business documents. Ability to respond optimally to the most
delicate issues. Ability to write reports, manuals, speeches and
articles using distinctive style. Ability to make effective and
persuasive presentations on complex topics to employees, clients,
top management and/or public groups. Ability to empower and
negotiate effectively with key employees, top management, and
client groups to take desired action.
Financial knowledge
Requires in-depth knowledge of financial terms and principles.
Ability to calculate various figures. Ability to forecast and
prepare budgets. Conducts financial/business analysis including the
preparation of reports.
Reasoning ability
Ability to solve sophisticated problems and deal with a variety of
options in complex situations. Requires expert level analytical and
quantitative skills with proven experience in developing strategic
solutions for a growing matrix-based multi-industry sales
environment. Draws upon the analysis of others and makes
recommendations that have a direct impact on the company.

CBRE carefully considers multiple factors to determine
compensation, including a candidate's education, training, and
experience. The minimum salary for the Sr Account Operations
Manager position is $ 125,000 annually [or $60.10 per hour] and the
maximum salary for the Sr Account Operations Manager position is
$140,00 annually [or $67.31 per hour]. The compensation that is
offered to a successful candidate will depend on the candidate's
skills, qualifications, and experience. Successful candidates will
also be eligible for a discretionary bonus based on CBRE's
applicable benefit program.
